Hello, work load has increased, we've just purchased several houses and I'm looking for reliable contractors that can take on larger projects. Does anyone have any recommendations or people they have used in the past? Any help is appreciated, thanks! Jobs are in south king county and pierce county of WA state.

Hello group I am wondering if anyone knows of a list provider that does past due taxes???
Or do I need to look this up on the county website one by one??
Is there a way I can just go to list source and type in amounts that are past due, dates, areas, etc. ??
Any advise is appreciated.

So I thought of something interesting today and I wondered what others might say about it. I’m trying a new approach in my marketing and I’m trying see what others might say if asked for a three word pitch???? Like you have a motivated seller in front of you and everyone has three words to say and the seller will make their decision based on that.
Excited to see what others say and hopefully learn something. I had a lot of ideas.

Hello group. I just want to say thank you to all who contribute their information and experiences and take the time to help others. Bigger pockets has helped me grow so much over the years and I want to thank you all who have contributed to that growth of mine.
I’d like to hear from people about there success with mass mail marketing, how much do you send out? How many deals do you close from this? And better yet if your willing to share your actual marketing pieces that have worked the best for you!!
I want to see what gets the most responses and what gets opened the most etc. based on people’s experiences.
I’m hoping to improvise and improve my mail marketing pieces and I’m trying to see what others do that may help me.

Are there any sites I can get this list??? I’m having a hard time finding out how to get it in my area. Anyone know how?? Also, any ideas or recommendations for finding not so popular/ distressed property lists.. ?

So I got an offer to purchase my property and I’m a little bit confused, in the offer they are requesting that I the seller pay for all of the lender related fees and buy her share of escrow fees I would like to submit a counter offer stating that I don’t want to pay for any of the buyers closing costs. I’m not that experienced on this matter so any explanations or advice would be much appreciated they are making a great offer other than this thank you for your response and help
