Wholesaling with no money in the deal?

Hello Bp, My name is Brandon Parsons and I’m a newbie real estate investor, I’m going to wholesale first to get some momentum and some capital stacked up. The reason why is because I don’t have a lot of money saved yet and I don’t have my credit where I need it yet. Eventually I want to fix and flip. My question is has anyone in or around the Oklahoma City area wholesaled with none of their own money in the deal? If so please share their process?

@Brandon Parsons I am always open to JV on deals and if you have not gotten your first deal, that's cool as it took me 9 months to get my first deal a couple years ago! So I can certainly relate to where you are at.

If the deal is bought right, it can be sold quickly and that's the key in wholesaling. If we put something under contract, I can sell it quickly, as OKC is a nice little market with a good buyers pool.

If you just want to do a JV deal to get your first deal, that's ok!! If you want to learn how to consistently do a couple deals a month, then we should talk about your experience (whatever it is, it doesn't matter) goals and what you want to accomplish as related to wholesaling, investing, time you can commit, expectations and the variables in a JV deal, so you have no misconceptions or unrealistic expectations.

It took me a year and half of learning the hard way before I hired a mentor and my business has turned around 180, so I can add some value to your journey. Looking forward to speaking.

Rick
