What’s everyone’s favorite investor friendly title company? Double closing? Single closing?
@Jerryll Noorden thanks man you sound smart on the topic and honestly I’m still trying to learn and get that first deal under contract. I’ll get there soon. If you’re down to jv and show me the ropes that would be awesome! My goal is to find a deal and get it under contract, wholesale it to another investor for a wholesale fee with none of my money in the deal. I know it’s possible and it’s gonna go down for sure. Let me know if you have anymore great advice?

@Alyssa Dyer thank you I appreciate that. As soon as I quit being scared and start making offers I’ll actually get a deal going and I may just take you up in the help. I hold back because of course I don’t want to make a mistake and I also don’t have a lot of money to put into investing yet but as soon as I can get my first couple deals I know I won’t stop. Just making myself get out there and start talking to sellers and making offers so that I can gain some traction and some experience is my hold up.

@Tyson Wade I’m in the same boat. From what I’ve learned you only need earnest money down at first but if you have your buyer who your wholesaling to pay earnest money then it will pay the earnest money for you. I’m learning that as long as you have a deal the it will be pretty easy to wholesale it to another investor. I’m working on building relationships with hard money and private money lenders and they are telling me that if I have a deal then if for some reason I don’t wholesale to another investor before the closing then I could just close on the deal and they would fund it. That would buy a little bit more time to find a buyer. My question is for any investor reading this is can any fees from holding cost etc. just come out of the profit from the spread? If so the yes then yes no money in the deal. I too have not moved forward because I’m trying to figure these questions out. Once I get a couple 2-3 deals or so then I’ll have more confidence and money to invest and then eventually fix and flip.

Post: Dual agency strategy in Okc,Ok area?

I looked it up and from what I understand Oklahoma doesn’t allow dual agency when buying and wholesaling real estate on market? The reason would be of course to hire the listing agent to represent you so that the listing agent gets both sides of the commission and you therefore build a relationship with that said Realtor? Anyone experience this? What’s everyone’s strategy when wholesaling around the Okc, Ok area?

Hello Bp, My name is Brandon Parsons and I’m a newbie real estate investor, I’m going to wholesale first to get some momentum and some capital stacked up. The reason why is because I don’t have a lot of money saved yet and I don’t have my credit where I need it yet. Eventually I want to fix and flip. My question is has anyone in or around the Oklahoma City area wholesaled with none of their own money in the deal? If so please share their process?
