Hi David, Rosendo here, you mentioned the fact that the area is somewhat depressed, the question I have is, "Does the sales price reflect the structure/building condition and area?, if the owners are negotiable and flexible, as it may seem due buyers already walking away and them being from out of state, they may be open to have you solve their problem with this parcel, If need be I would renegotiate the contract due to the condition of the structure and would renegotiate the time-frame to close in escrow, you can do that one of two ways, you pay the sales price and have the owner credit you at the close of escrow the cost of any repairs that are related to the integrity of the subterrainium pad or foundation footing for the building due to the flooding and the lack of preventive maintenance from the previous owners....Or second will seller adjust their sells price to be inline with true values and condition of structure? and of course... Third, Is your profit margin high enough that you could offset the cost or are the numbers showing otherwise go back renegotiate those points of issues, the worst they can say is no and forth...go look for another project. Is this under contract? and if so did you include weasel clauses that would give you the ability to extent your escrow/contract one time with a small extension fee of $50-1000 paid at the time of the extension into escrow account without going back for seller approval, remember to safeguard your earnest money investment with good verbiage in your purchase, wholesale contracts, they are truly money savers again........hope that helps you it helped me on numerous occasion in the past.......... An easy way to find out the owners on record
is to get a property profile from title company
if you live in a state which allows that in state that are not allowed ,if not go to tax authority in your count
