 @Jody Sperling Thanks for the list tip. We've been doing a high equity list a bit. I'm sure that won't yield as much as other lists may, but live and learn. Fortunately, we are doing a driving for dollars list as well, and we've recently gotten some very promising leads from those.

@Joe Gonzalez Thanks! I'm going to do exactly that. I have a feeling most people underestimate the importance of being front of mind when the seller's ready to sell.

Hey Guys,

I'm looking to find an affective process for direct mail. As a newb, I kinda see it like this

1) Mail a list of addresses

2) Get responses from mailers

3) Scrub addresses who responded from the Excel

4) Send unscrubbed addresses another one

But I have two questions about that. First, how frequently should we be mailing the same list? We'd wanna mail them frequently enough without wasting resources. Second, when, if ever do you scrap the addresses? If you hit em 6 times, and they don't respond. How would you handle that?

@Cody Neumann I'll definitely consider the 203k in the future. That's an owner occupied loan correct?

I need a method to finance 35k worth of repairs for a property I want to BRRRR does anyone have any ideas on how I could do that?

Hey Guys,

So, I'm considering wholesaling this house. The seller seems quite motivated to sell the property, and he doesn't want to put any money into it. I'm wondering, on this building (supposedly 1800 sqft, three stories tall), what would you estimate siding costs to be? I'm scheduled to check out the deal Friday, but I have time after checking the property out to estimate repair costs. Thanks!

@Ray Danishyar Are there major advantages to that over mail? Also, would do you know of any good resources, off the top of your head, where I can learn about it?

@Account Closed Yessir. I just recently began studying wholesaling. I've sent out some postcards to a D4D list so far, and found a few cash buyers. I'm do plan to send out 1000 handwritten letters within the next couple months though. (not personally written but autopen)
