I am looking for a property for my daughter that is moving to Des Moines. Just checking if anyone has some type of fixer that she could buy, let me know if you have any deals  It would be great if somewhat close to Des Monies University.

Wow, that above post says you can build $35 to $45 a foot, I wish I could do that, its more like $75 to 85 a foot for single story now, Steel prices are crazy. Start with a rent survey ie 10x10 climiate control maybe is $110, 5x5 is $85 etc. Prepare a proforma and figure your expenses at 35%, vacancy is 10%. Once you have your NOI, see what the cap rates in the area are trading at. And you now know what its worth today. But a quick check is do not build new unless you can get a $1 per sqft. Any less than that, it will never work. This is a really rough way to figure out the value. Good luck1

I would follow AJ Osborn, his podcasts are great, his book and so on. He has really high goals for himself, so if you want to be really good at the business, he is the guy. His style of property management is really good too. And I would listen to as many podcasts as possible, there are a some other really good ones. good luck

Hi Des Moines People, Im an experienced flipper here in So CAl and Chicago. My daughter is moving to Des Moines in July so I am looking for a home for her and her husband. He will be going to Podiatry School, so I am looking for a deal that we can buy and fix up. If you are an agent or wholeseller, let me know what you have. Its early Jan 2022 now and I have a little time to find the right home. Should be 3 bedroom+ with good bones. I am a GC so I get fixers. I will also need a local GC to run the job. So, what is for sale today?? ;)

Post: Has anyone used ClickInvest to find deals?

I tried clinckinvest paying their $3500 upfront for their software. I thought either it was cheap or expensive. I know others have found many deals on the platform. I live in So CA, but I am doing deals in Chicago. I did both platforms, one, I would "click" on the deals that I wanted, I did not get any deals, the second, the agent that helps you does the clicking, or makes offers on your behalf. I still did not get any deals. I tried for 5 months to get it going to at least to get one deal so it pays off. They really have a good system. But after that did not work, I did ask for my money back. Well, here is where it gets insulting. The owner asked if I am new, NO, I have been flipping for 20 years and get the business and run a REIA in So Ca. I know what I am doing and not afraid to pull the trigger. Then the agents that were assigned to me did not tell the truth about my experience or the owner made up that I had found deals and did not want to move forward. NOT True! As successful as they seem to be, giving back one refund seems silly and that I have to share this with others like this. They do have a good system with contractors in place, but when it comes to customer service, that is not that great at the management level. If you choose to use them, it would be better if you live in the market that they serve. JMHO. Good luck to who reads this.

Lending home is great, their prices seem to be very fair. Some lenders are still in the 3 points and 12% interest world, which is way too high now. One point and 8 to 9% is fair. They all talk about service, but that is code for we charge more. If you need a introduction, dm me.
