I have read several posts from investors who are in one part of the country buying rental (buy and hold) property in another state / area of the country. My question is how do they perform the due diligence to check out a property to determine if it is a worthwhile investment ? Do they travel to the area or have feet on ground to look into it ? Thanks

Welcome to BP. I do not see why you would need a lawyer unless you are partnering and creating an LLC. As it relates to an accountant, I would recommend one that does your taxes yearly to make sure you file with your investment property accurately. Until that time you do not need an accountant Hope this helps

See if he will split the difference, or if not, structure it so its $212k, he builds plus the 18% then have it be so the first X amount of dollars above land and his costs come back to you then split it 50/50 afterwards.

Few questions 

Have you had a contractor look at the building to see if/what repairs need to be done ?

What is your exit strategy ?

Deal looks to good to be true- especially for it to be on craigslist so I wonder what your not being told.

Bring in a partner on a good deal and get financial help from him and provide some assistance in someway that would be meaningful for the investor

I am looking for a standard agreement for the sale of vacant land in pennsylvania.

All the ones I find have "SAMPLE" written across them. I have no problem paying for it but cannot find a location where I can actually buy this form.

any help is appreciated.
