I use Quickbooks and got an ebook from landlord accounting.com that taught me how to make it specific to property management... Example: customers are properties and jobs are tenants. Mike IQ is what I use for mileage but still use pad and pen in my truck.

I didn't form an LLC until I got several properties and had another investor that wanted to partner. Just had adequate insurance prior to that. That said, a good attorney and CPA will make your life a lot easier from the start. And yes I refinanced my properties and moved them to my LLC. Setting up the LLC was done online in about 20 minutes online, but I have other businesses and was familiar with the process.

I have some ties to the Jacksonville, FL area. I'm a buy and hold investor with single family houses and multi units. Looking to expand in Jacksonville. Is anyone willing to share recommendations for local hometown banks/credit unions, wholesalers, private lenders, contractors, and property managers? Anyone attending the Jax REIM on Tuesday evening? Hoping to meet and network with as many people as I can to learn the area.

You may be able to do both. But the post above is correct if you have to choose. In my area the appraiser route is a good career.

I have an apartment building in Northern WV with six units. The unit on the ground level has a problem with spiders. I've had the exterminator spray it twice inside & out, and have filled all cracks, holes, etc. but they are still showing up in the traps the exterminator left behind. There are not as many as before, but still some getting in to the unit. Anyone have any suggestions on how to get rid of the spiders?
