Building Wealth One House at a Time by Schaub

I enjoyed and learned a lot from this book when I was starting out and still refer to it today.

Another one is Loopholes of Real Estate by Sutton

I just bought a house that had tenants month to month with no lease. I made them sign a new rental agreement with me.  The rental agreement is for your protection and their's.

@William Hochstedler did it have a homestead exemption for seniors that expired? I own several properties here in WV and the property taxes are the same as if it were my primary residence.

Solid doors look better if you need to cut them to fit if not made custom.

If you are interested in selling other peoples property for commission get a license. If you want to invest in real estate for yourself no need for it.

I would LOVE for the people I'm friends with on Facebook to make status updates about REI instead of their kids illnesses, etc.

 I had a similar issue. It sounded like someone was knocking at the door, but it turned out it was the dryer vent flapping.

Banks don't like to be in the holding real estate business. If it didn't sell at what they are owed at the auction then $20K is probably to sell it quick and get something.

@Stephen E. As I was typing that I knew I was answering my own question. I heard Judge Wapner say that many years ago as a kid on People's Court and it stuck with me.

I recently inherited a single family home from my grandfather that has tenants whom have lived in this house for several years. My grandfather informed me that the tenants have not paid rent in seven months. Rent is $400/month therefore making them about $2,600 behind.

My question is should I even bother with having them sign a lease with me (currently they are month to month...actually living free) or start the eviction process? They were taking advantage of my grandfather because he is 90 years old. My theory is there is no better predictor of future behavior than past behavior. I have other rentals, but never had a situation like this. Looking for input. Thanks.
