Typically a POF letter and executed term sheet from a lender can satisfy realtors seeking approval

A commercial lender is not going to offer you 100% LTV. Your best bet may be a rate term refi

Yes there are short term loan options specifically made for Flips that include the rehab costs. The will typically lend between 80% to 90% of the total costs not to exceed 75% of the ARV.

You absolutely can refinance all of your properties into a blanket loan, as long as each property meets the lenders criteria on an individual basis

There are also 30 yr fixed term loans available out there for commercial properties.

You need to speak with a non QM lender for your refi. That will eliminate the DTI concern that you are facing
