You can refi a property after 30 days based on the appraised value with some lenders.
Rates will be in the mid 6's to mid 7's based on your mid FICO

You typically do not want to go past 70% of the ARV with your all in costs.
There isn't a ton of meat on this deal.

origination fees really aren't based on credit for the most part... Poor credit will bring your rate up however.
Also the numbers quoted might be off due to a typo in your initial post.. You said a credit of 740 when you meant 640

u maybe able to get Max 50% LTV with that credit score (depending what's on your report)
The value of the property also can't be too small in order to make it work

You dont have to pull the titles from the LLC to refi them

I would say mid 6% would be more likely however you should be able to get up to 80% LTV if the mid FICO is 740 75% LTV at the least
