Hello again BP community, I just recently started my first direct mail campaign and have been very eager to start. Well about 30 minutes ago I got my first call from the sister of the owner of the property I sent out a yellow letter to. I wasn't able to answer because I'm currently at work but she did leave a voicemail. She did seem eager to get me to call back so I looked up the property and it's currently being listed (been listed for 600+ days). The property is about 15-20 minutes away from the city of Cheyenne and is listed at 249k. Which is substantially higher than what some of the investors I have spoken with want to pay. Any advice would be great!

Oh I understand about the handwriting the letters. Nancy Brook . I just finished writing my 200 letters and I can say it was not that fun. I also still have 200 more to go but I'm going to split up when I send the other 200 letters out. Best of luck!

Well you can look up the median price in your area. After you find that price enter in $1 to $150,000 (just for an example). That should help trim down your list. I'm new to listsource but those are my 2 cents.

Great way to start Nancy Brook by setting up a system. I would say just start mailing out your direct mail pieces. Mailing out 20 pieces isn't that much so you may not get many leads depending on your market. I good way to find comps from what I have read is from MLS or finding a investor friendly real estate agent. Happy investing!

Welcome to the site @Sumeet Rahal . I know how you feel about wanting to get some experience. 

I myself have started looking into real estate investing (slowly) in 2013. I finally got up and said its time to push forward in my investing career and I am starting my first direct mail campaign this week.

Thanks, thats what I was planning to do tomorrow. I'm going to send out half of my list tomorrow to see what the return rate is on those.  Then send out the other half next week.

I have scavenged through the forums on this subject but I'm still on the fence about this. I will be starting my first direct mail campaign in the coming week targeting absentee owners.

Do you experienced wholesalers out there put your return address on your envelops?  Better open rate with putting a return address on the envelop?

Honestly it takes many many hours of researching, learning all the acronyms for different terms and more research. @Jamie Jacobs 

I have thought many times that I knew exactly how to go about wholesaling, then I would listen to a podcast or search in the forums and find out I still have a ways to go. I believe it will be worth it because of course I will be more prepared.
