The only "con" is you need to disclose your license! Not really a big deal and you'll be seen as more of an expert as an appraiser than a Realtor as your training goes beyond their level of education. Good way to go IMO. Good luck :)

 Thanks for the response! I didn't think there should be many cons to getting your license wether it be appraisers license or realtors license.  It may not be needed to invest but I believe it does give investors another option when it comes to making capitol as well.

Good early morning everyone, I have been thinking becoming a certified residential appraiser and was wondering if there were any cons of being a real estate investor and a appraiser.  I have searched the threads on BP and haven't come across that much information so I'm hoping you all could shed more light on the subject. 

I know a main problem when it comes to people who want to wholesale homes is coming up with the correct ARV. One would think becoming a license appraiser should help with this problem but from what I have read being a license appraiser doesn't necessary make you a good appraiser for investors. I have read that typically appraiser work for banks and the appraisal that you would give to a bank can differentiate from the appraisal value you would give to an investor. My thought is if I am the investor wouldn't I know how to adjust the numbers from a bank perspective to an investor's perspective?

Any appraisers out there who could give may some Pros and Cons of being an appraiser and investor? Thanks!

Thats right Shane I will be there pretty soon, still trying to connect with some investors in the area. I hear there is a REI group down there as well.

 That sounds great Shane, I will be coming down there at the end of January so I still have some time.

I am a Active Duty member of the AF and I'm a K9 handler so we tend to move often. I just told my wife that she may have an opportunity to work in RE and she is ecstatic!  She also wants to get her Real Estate License as well which is a perk for me.

Good afternoon fellow BPers, I know its been quite some time since I last posted on here, mainly because the military has kept me mighty busy with retraining for the past 5 months.  

I recently found out that I will be relocating to Wichita KS in the upcoming months and I was wondering if there are any fellow members around that area. I would definitely like to network and chat with any and all of you guys who are in the area. Also my wife has also gotten the REI bug and would like to work with a Real Estate company that might be interested in adding to their company.

 I have been using listsource to get my leads. Has been working pretty well for me.
