Thats great advice @Ethan Summers.  I just sent out a direct mail campaign today.  I should definitely look into google drive for dollars and skip tracing. How much is a good skip tracing site/app? I have been sending DM and never skip traced before.

Exactly what David Lecko said. I have been driving for bucks for the last week or so in my city. I'm now getting ready to send out some direct mail to the owners of the properties that I'm interested in (distressed homes). Looking for at least one motivated seller and it will all be worth it. Of course 2-10 motivated sellers work as well.

I think bright colors work the best. Something that pops out from the normal mail that your potential seller typically sees.
