Thanks Josh, I definitely don't want to an uneducated Real Estate Investor. I'm going to school myself as much as I possibly can before i make a move. There are o many things I'm completely clueless about right now.

@Josh Dotzier thanks for the advice. I was thinking about wholesaling but I'm a little apprehensive about it. I feel a little better about purchasing a duplex and live on one side and rent out the other. It's a positive cash flow as long as I get a good deal on a place. And it's a constant flow of money each month. Now after I leave the area I'm not sure how the ends and outs go with that.

Thanks for that information that's a really great guideline that will help me immensely. From what I heard when I was trying to find a place to live here in cheyenne the prices for homes in the area are lower than other areas in the US. That's just what some real estate agents told me.

Also finding a property manger after I leave the area, how would I go about that? I know I'm shooting way into the future here but I'm picking as many brains as I can.

@Robert thanks for the advice. It makes me more eager to learn more about REI when there are so many people willing to give me advice on things I have no idea about. It's true I don't plan on living in Cheyenne Wy for more than 2 or so years. With that being said should I purchase maybe a duplex or something along those lines while I'm in the area and sell out once I leave. And sell out once I leave? Or could managing the property still work if I wasn't in the local area?

Ok I understand now. I am currently under a lease now. So I wouldn't be able to purchase a property until I was able to live in it also since I'm in the military is it a smart move to purchase in a area which I won't be living after the military?

Ok great! Thanks for all the information. I will definitely go talk to the VA office once I get a day off. Any idea on what makes a good deal for a multiplex?

Thanks everyone for the advice. I would quote you all but that would be very time consuming given the fact that I'm using my phone. I like the idea of renting out a proprty but wasn't sure how big of a risk I would be taking. That's the main reason I was thinking about bird dogging or wholesaling. Given my job in the Air Force I can't have financial problems. But from what you all have told me a multiplex maybe the best option for me.

Hey @Brandon Turner I am currently renting a apartment here in Cheyenne. How would I go about getting a VA loan? I must say it's a little nerve racking for me making that first step but it's a step I'm willing to make.

Hello BP I'm sure I'm the least experience and know the least about REI. I have been reading numerous forums about starting out in RE for the past few days and I must say I am very excited in trying my hand in this business.

I am a 25 years old and I'm currently stationed in Cheyenne Wyoming (Air Force). I have a wife one daughter and another child on the way in August. As you all probably know I have a full time job I'm the Air Force, I would like to learn as much as I can about starting out in REI I know it's not easy and will take a determined individual which I know I am. I would like to start out small with little risk, I was thinking bird dogging or wholesaling. I'm just not sure how to make that first step.

Any and all advice is welcomed. Thanks you all in advance.
