May someone please explain to me the methodology of, I suppose, how to protect ones-self when placing a down payment on a property and the property value happens to drop 20% for an example. Should one place 20% down or do an FHA loan? Hopefully I've explained the question adequately.

Kudos to you for jumping into this particular situation that you've never experienced before dealing with, the infamous inherent tenants... You navigated the waters quite well and now doing better than the property did with its previous owners... Job well done!

What I derived from you and the rest of the comments mentioned is pretty much to eat this big elephant one bite at a time and not to get way over my head on my first property. Thanks for extending out your friend for more advice on the matter, that would be great!

Thank you so much @Ned Carey, you make plenty of sense. I wouldn't mind some rehab but the scale of rehab on my first property you've helped me come to the realization that I wouldn't want to take on too much.
