I am finding that Cape Coral/Fort Myers are definitely becoming a sellers market. Fewer and fewer people people are interested in selling at a discount.

OMG. Love the moral outrage by the borkerage community. Like an agent has never "darkened" the door of a seller and told them whatever they wanted to hear in order to get the property under contract, even if it was too high. Only to come back in 30 days to say " Sorry Mr/Mrs Seller. I guess the market is telling us that your asking too much. Do you have any flexibility on price?"
People who act without integrity, whether they are wholesalers or agents give everyone a bad name.

Nice to see a fellow Canadian on site.
You have lots of good advice here about getting started in your marketing.
Are you planning on investing in the States or in Canada? If you are planning on investing from a distance, it has some challenges. You need to set up a good infrastructure for yourself in your new market, or you may find yourself overwhelmed and unable to actually follow through on any leads that you do find. Simple details like getting a local number can be problematic for us Canadians. I would be more than happy to share my experiences if you want to drop me a line.
