@Sidney Garcia this is a great strategy and how I got started myself! The southeast has less small mf stock but it exists. Move where you want to live as that plays a big role

@Tanuj Yadav The biggest hurdle will be with your unfamiliarity of the area. You can understand a variety of statistics like price to rent ratios, population growth, number of jobs moving to the area etc. but as some have said someone who can advise you well on the area is highly key. You'd also want someone who can take solid video for you when you are looking at property. As far as management in my opinion it's not much different than managing a property a 5 minute drive away. I'd still rather not go if I don't need to. Lock boxes and keys do really well or you can also hire a property manager. Happy to talk to you more about NC if that's where you have interest.

@Kimberly C. you can put it up and make the rates outrageously high or block nearby dates. In terms of working on the listing Airbnb & VRBO pretty much make you publish a listing and then you have to do all the work after that. You can only add some amenities,photos and the description is shorter etc. It will also take 24-48 hours before your listing is live and searchable on the map after you hit publish

@Austin McDonald This is how a lot of people get their start. Check out meetup.com or the events page here and start networking. You may get ~5% equity for handling the "crappy" parts of the biz for an investor.
