Hey @Connor Bath there are definitely possible househacks available under $300k in the area but it depends on where you want to/ are willing to live. Closer to UNC that budget would be harder to get your goals achieved. I'd be happy to chat as a 3 time househacker.

Hey 

having a great realtor or boots on the ground person is super helpful too in order to determine rents or areas. I also recommend downloading the ring app for the city you're looking in or using spotcrime to see criminal activity.

If you decide to look in Durham I'd be happy to help! We definitely have duplexes under $350k in certain locations

hey @Filipp Nesterov STR numbers have become pretty tight in the area and in general. Also banking on that could possibly be a bad move. Making sure it works as a long term or furnished rental is a better strategy. Airbnb is also much more effort from a property management perspective and a lot more up front costs especially if you want a winning property. It's not just about looking nice or having nice furniture. You also need top notch amenities or location or both.

@Matthew Murray I'd definitely hold the 1st one as it's helping you towards your goals. Property 2 & 3 possibly up for debate. If you sell can you find something that helps you quit your W2? I feel like househacking in your local market could also help you get to where you want to be more quickly with less cash and lower your housing expenses.

Happy to chat further if you want to send me a PM. Ultimately there is no correct answer, but if your goal is leaving your W2 I'd evaluate how all 3 properties do or not do that for you
