i liked that analogy. I could just picture it. LOL. crabs and aint that fitting when the people say to us, "get a real job" you made me smile. thanks.

o my arent you right there two times over. @Anthony Yannucci imagine that 40-50 hours into realestate.. where would a person be in 6 months to a year?? :) Best to ya in your ventures and may it be soon that you can "quit".

@Jon Klaus I wanted it for personal reasons of building a homestead. But also for its value beyond what they are asking for it. It has 6 bdrooms, summer kitchen, winter kitchen... I guess what i like about it; i see a great business there; and it is really low priced. 

a min amount of work and it will more then double the value. Where can you buy a 6 bdrm house? ! I have first dibs she told me- I only need a mortgage for about $135,000. It has 90+/- acres. Its an historic 200 yr old brick house which is gravity spring fed. There is an old apple orchard that could be cared for... i could expand it to house a green organic, Maine made local products- i could rent out rooms to different vendors? have a green organic cafe' . I could add some cabins on back 40 for seasonal rent. There is so many possiblities. 

oopps there i go on dreaming, something i like to do. I see something and i can see its possility. :D  

I shall buy this property- when she is ready to let go. She likes the idea of us buying it, then she can still have some kind of connection to it. Its been in her husbands family for 3 generations and then one other family before them whom built it brick by brick.  :D

Hey @Karen Margrave talked to the code officer today. I have a couple options...

1-i can divide my land now into 2 and in 5 years i can divide each piece again- then having four w/o the red tape of sub dividing

2-if i want to do 4 cabins now, town code is that that is considered subdividing and i would have to go through the planning board- I could do one well and septic...  

-each pc has to be 40,0oo sq ft and has to have 200 feet of a roadfrontage

My thought is I could divide my land now into two, set it up so that i can divide it again in 5 yrs... that would mean i need some road/ lot plan to utilize my land right to get 4 properties out of it. 

ya know, question to ask... is each pc HAS to have 40,000 sq ft, but i wonder if i could do duplexes and get more use out of the land? that would then be 8 units- otherwize i can only get 4 units into the plot. 

i would do seperate well and septic? i think. (per building) to make each unit viable on its own and sellable as a lot by itselt. 

He had no concern with the road- which is a r.o.w- so that being said there is later issue if i sell off each unit may cause an issue with sellability with "who" is going to maintain the road?

Every day i wake up and say, "what CAN I do today? I keep a notebook as this is a visual reminder to take action.

This list is ONLY of those things that i "CAN" physically do today. Steps i "can" take towards my dream. So instead of feeling overwelmed or just not taking any action, ask yourself this question; think; and then write in a notebook; and DO, take action. 

Below is my list by idea/dream of what i can "DO" to reach my dreams, so instead of sitting idoly by with my days and/or weeks going by and i do nothing. 

Seed=action, for me to grow my garden I have to take action and do something... anything. 

  • clean up space (make room); 
  • weed (out bad ideas that are crowding out dream from growing); 
  • plant seed(some action) do something that is productive to care for this garden. 

I have three dreams in the garden i am trying to grow.

Dream #1-my 5 ac 4 cabin unit- what can i do today?

  • -talk to code officer and find out any and all road blocks or open doors of land use and building.
  • -go to State program SCORE learn what they have to offer me and any knowledge I can gain; get a mentor that can help me set up the LLC business and start taxes for 2014
  • -go to SBA and talk to somebody. (i have sent a request online and havent heard from anybody) so i will make a personal visit and gain some info to see what they can offer me and teach me.

GOAL: learn what i need to do to set up business as an LLC and if I can get funding for the land through any of these programs, at any rate these programs can point me in another productive direction or agency that will be more helpful

DREAM#2 my $25 ,000 NEED to purchase business land for wild food business

what CAN i do today?.... 

  • -SBA and SCORE also will benifit this dream
  • -i "could" ask a relative for a loan of this amount, secured with the land?
  • -I will read some more today on BiggerPockets about alternative financing and raising capital

DREAM #3- my farmland purchase organic business idea

  • -SBA and SCORE will also give me some knowlede into this
  • -research farm land loan options in Maine
  • already talked to my son- he is in as a partner ck done did=action

My biggest NEED today is...

Hi @Mya Austin  It is working great.  Recently took their advice and went applied for a job. It  didn't go well.  Needless to say i wasn't hired and it was for a manual job at a grocery store.  

One of the question on the ap was, "what hours can you work?" 

so i responded after 10Pm. 

interviewer says, "Can i ask you WHy is that?"

How do i tell her because I'm not a morning person, i do my best work in the afternoon into evening.

I so love working for myself. then I can choice my hours, my pay, and when to take a vacation. (even if that vacation is just to go play at the lake today.

a collegue told me something that made sense, I have a JOB that is working so why not focus on it and increase the sales in that. I CAN increase my income if I choose to.

I don't think they are trying to hurt you but they just don't know any other way.

If you do what 98% of America is doing you will have exactly what they got..

If "they" say you aren't living life right, trust me you're heading in the right direction."

yes i do understand that. My daughter is one of them that tells me that, but in another breath see stands amazed when she "sees" a result. 

I really like what you said that i am headed in the right direction.  :D
