today work of action-

GOAL: to secure up my taxes 

-work up my taxes on wild food (so i can legalize it as a company

-my property i leased add that income

-pull together info on ebay sales made...

-figure some numbers for land use.

I guess that is about it today.

I really appreciate you @Karen Margrave. Thanks for all your help. handshake. I love being able to talk to somebody who knows what and where i am trying to go. somebody like minded, it is such a relief to be able to talk numbers with somebody. (as in life i do not have anybody in my social connection who understands.) altho I just made a real connection with a realtor who is going to work with for comps and numbers needed. 

@Jon Klaus your input on this? how can i maximise the dollars from this one piece?

what subject should i ask about subdivision plan how to's. i am a newby on topic. Need to know how to have a road planned to utilize my land to its best potential? Is this something a surveyer can do? or is it another profession?

any other thoughts on this? @Jeremy Tillotson, @Lucero Sanchez,@David Krulac, @Account Closed

yes @Karen Margrave there would have to be a common road. I would have to have the road placed just right in order to have the lot size and road frontage that is required.  So i need to have some plans made up to get the most use out of my land. all tho there is 5 ac once the road takes up space.. i do believe that I should be able to get 4 lots.  

who do i go to foot iguring out lot and road map? My surveyer said he could split it for a small fee seeing how he just tagged it, so the preliminaries are done.

So right this very moment I could and can do a one divide into two lot s with no sub division cost, and in 5 years I could split both of them once again. 

I do like the idea of selling it as a business of one common piece - however as you pointed out having seperate lots might be an advantage .

so NOW the question is "what action will bring the most profit in the end? 

1- one business unit of 4-8 units- later when i retire being sold for??? 1 Mill ?? i am not sure what the commercial value is. So this one would make income, have equity, and then commercial resale value.

2- four individual lots that can stand alone and be security for MORE loans (money) that can then be multiplied into another project or many other developments. and then at retirement be sold as 4 individual units at say $250K each residential=  $1 Mill  This one would have income, equity, the benefit of cashing out equity on individual pcs instead of whole, and then 4 resale value's.

You are right @Jerry W.. "I just wanted others reading this post to think they can at age 20 or 30 just think I will not work a job, I will become a full time real estate investor and then end up not being able to buy any rentals due to lack of saved up money and no W2 to get loans with."

I am glad you added that comment, cause thats gives a diff light on the other perspective of the working man/ woman that didnt have family pd for college. And for some College is the route and one can't think they can get there from here(of no job). I am near a half century in age.. and I didnt just step into my spot so to speak. People need to have some kind of income to buy- you can't just go and start aquiring. so I am advocating quiting jobs- unless one can. My pet peeve is when people look at me and tell me to get a "REAL" job as if what i do has no value. Little do they know that i make what most of them make in 1 year. 

i could do alot more if i had MORE income coming in. That is where I really took to heart what @Account Closed said about if i am doing what i like- aka the wild plant business- that i should expand it to create more income, and to do more realestate. 

For me I "DO" have a job, it just isnt traditional working for somebody, I AM working for myself, i HAVE a job in that essence. (I emphasis that to the young- you do some kind of job wether its for an employer or your own company. ) I am not living off realestate directly yet.. either, now that it is put in that light. I do have 2 properties and a third one working on. I have a florida vacation trailor that i am lease renting; and a pc of land I inherited that I am now working on developing into a 4 unit. 

so i am taking action to expand that and push it forward into the next level, then I CAN move forward into realestate. Then i CAN. so Thank you Jerry for your words of encouragment. 

You are MOST deffinitly right Jerry. One needs income to really move forward. You have done well, and do what you like while doing it. what i am noticiing is KEY; goal and motvation.
