Hello Tracy Z:

Came across your name listening to podcasts with Dawn Rickabaugh. I'd like to buy Notes using my IRA in the next 60-90 days. Before, I do that I wanted to learn how? to perform the Deal Analysis on an Offer. I would like to purchase Performing 1st position on SFR in MICHIGAN.

Are there videos, FAQ on how? to go about achieving the objective.

Thank You

Best Regards

Kishore P

@Olivia Dansereau: Congratulations, on thinking outside the box!

I'm not qualified to offer an expert opinion.

Upon reading the Description of Prohibited/Disqualified person. I want to air on side of caution and want to agree with opinions expressed by others here. Your kid potentially fits the description of: Disqualified Person.

Good Luck.

@Taryn Jones: I'm a strong advocate for newbies who get into Real Estate to consider getting a License or at least take a Real Estate class number of hours prescribed by your State. Just to give you an example what you'd learn:  Licensing Laws/Contracts/Financing/Principle of Agency/Property Condition & Disclosures/Real Estate Calculations/Practice of Real Estate/Property Ownership/Land Use Controls & Regulations/Valuation & Market Analysis/RESPA/Fair Housing Rules.

Being in a live class setting you pick up things when the instructor teaches. Additionally, people will take your seriously and could open a lot of doors including saving on commission and keeping the commission to yourself. You never know who? out there is going to take advantage of your ignorance. Be Smart and Educate yourself no one can take that away from you.

I know this personally, it accelerated my learning curve about Real Estate in General.

Others may counter that getting a Real Estate License is counter productive or is a disadvantage. If you are a serious Real Estate Investor you will be able to come to your own conclusion after you take the class.

Personally, I feel making the effort in Real Estate Class and License is time & money well spent.

Good Luck
