I know you and your renters have been through hell and back. When you have a moment, Would you consider summarizing your experience so we may learn from your experience.
Here are a few questions that right off my head:
- How? and What would you evaluate the insurance coverage, what specifically should you look for in the Insurance Contract?
- Would you recommend collecting a premium from Renters to cover Renters Insurance?
- What and how? do you propose as an Investor Plan and prepare for such an eventuality (FIRE/HURRICANE/TORNADO/FLOODING) In other words What would your Disaster Recovery Plan be?

It's alright to go against your parents wishes. If you feel MBA isn't going to get you anywhere you are probably right. Do Whatever it takes to get job in the Real Estate Field as you have expressed interest in pursuing a career in Real Estate. Consider ( Brokerage, Banking, Property Management)
Generate some income with your W2 get yourself a first Rental Home via FHA Loan. Simultaneously work with experienced Real Estate Investor on BP from your area to learn more. Additionally, BP has plenty enough material to get started as Real Estate Investor. You have no encumbrances, you are young and that should be an asset.

What matters most is you are here and asking ??'s in the blog and that is a great start.
When I was young and I had similar views, thought I knew it all until I stumbled into the IRA/Roth and 401 K. I learnt quite a bit by associating with people at work who had a lot more experience than I in understanding Individual Retirement Account (IRA)

If you learn something new about IRA. Consider passing the knowledge down on to another "Yougen" like yourself.
