Post: Using Cash Value in Life Insurance for Partial Note Investing

Hello:

Can anyone who is familiar or have used Life Insurance Cash Value for Note Investing make a suggestion, source or education material on how? Could I leverage taking a loan (@ decent APR under 5%-6%) on Cash Value on a Life Insurance Policy?

I recall hearing someone talk about this on a Podcast, can't put my finger on it.

Thanks

@Joshua Johnson:

Don't let the newness intimidate you. There is so much to learn ! Last but not least don't be pressured into taking action for action sake.

REI is not a Race with the others to the Finish Line

REI is like in a Marathon and you have to find your rhythm (breathing pattern, running style). There is no cookie cutter method to Success. You have find a way. Spend half hour in BP every day.

1. Find 1 new Thing you want to learn each day from within the broad categories: (Financing, Retailing, Wholesaleing, Mortgage, Contract Law, Systems & Processes, etc.,)

2. Find and attend REIA Meetings in your Area.

3. Do you know what area in REI intimidates you? FACE it HEAD ON (See Step 4)

4. Find a Mentor who is an expert in REI that you Fear most, And offer something that they could benefit. Do it for FREE !

5. IT's ok not to like REI

6. When you are done with all the above Find someone who took massive action! and you do the same.

Hope this helps !

Good Luck in your Quest !

@Ken V.

I'm just learning about Seller Financing myself so forgive me if I put you on the spot Ken.

Can you clarify if a Balloon in this situation complies with the Frank Dodd Act?

Thanks in advance.

Hello All:

Is it advantageous to Create Owner Created Note/Broker Notes in Lien Theory State/s on account of the Non-Judicial Foreclosure process?

Can someone knowledgeable elaborate on the perceived pro and con of Creating/Brokering Notes in Lien Theory State as against one created in Title Theory State? (My understanding is that: Lien Theory State Foreclosure takes longer and cost prohibitive from an investment standpoint)

Am I wrong in my assumption? Can some Pl clarify?

Thanks in Advance for your valued input.

Attached is the image of Lien Theory State and Title Theory State for your reference.

I've looked at a handful of them some offer the Sink and everything with it.  It is overwhelming!

My Goal: Is to understand the Mechanics of Owner Financing, Due Diligence in Creating Notes, create cash flow and brokering Notes.

Thanks in advance for your suggestions/feedback.

Hello All:

This is a Litmus Test on how? the IRS determines an Independent Contractor Status ie 1099 for newbies here in BP, here is the link:

http://www.twc.state.tx.us/news/efte/appx_d_irs_ic...

My attempt is to bring awareness and I'm not here to offer Expert Opinion on this subject matter. Consider consulting your CPA before you take action.

I urge active BP Members here who are Tax Specialist/CPA's and familiar with Real Estate and 1099 to Moderate this Post going forward.

Thank You

Best Regards
