Hi Michael,  Thanks for your thoughts!  My uncle actually lives in Missoula Montana

 and has a bunch of rentals there.  

So how do you mean its very profitable to do 100% DIY?  You mean just the savings from doing your own cleaning and maintenance?  I am very hands on so thats appealing!  I actually have a bunch of long term rentals in North Florida where I live this new vacation rental I finishing up is in south Florida so I am torn on how to manage it.  I hate the idea of paying a manager to do it.  I have my own property management company for the same reason...dont really like how management is done and didnt want others managing my personal rentals.

Thank you for your thoughts!  I am very experienced in long term rentals but am experimenting with a vacation rental of my own and starting to research how it should be managed.  Legal and zoning I am fine, I am just not 100% sure on if and how I should manage my vacation rental.

Hi, I am interested in learning how to start a vacation rental management business.  I would love anyones advice on how to get started.  Even the basics.  Do I need a lic (I have one)? Does my company need to be in the same city to manage the property, legally speaking.  I have people on the ground when needed.  Things like that! Thanks BP community!

screen your tenants!  There is a large group of people who prey on for rent by owner because a lot don't screen tenants....and they know it.

Hi Luke, I am here in Jax and have first hand experience of what your trying to do. Shoot me a message I started as a landlord at 23yr old, I am 35 now and live off my 13 rentals. I opened a pm company in Jacksonville in 2013 and we now manage about 150 properties. First in Florida you have to have your re lic to manage properties and to have a pm company you have to either be a broker or have a broker overseeing the operation. Does anyone know the average occupancy rates in the middle keys that allow weekly rentals? My research shows I can expect 30-35weeks a year in a 2/2 water front 1/2 duplex.  Does anyone know if that sounds reasonable.

Hi Christina,  Well I started with an outline like this

1) How much do/can I invest

2) Do I want to finance - If yes begin talking to a mortgage agent.  You maybe able to improve your credit and credit worthyness before you actually need it to help get a better loan package

3) Identifiy what type of real estate fits your style and needs.  Fix and flip, buy and hold, even rehab or no rehab.

4) Start looking for a good investment agent (realtor who specializes in investment homes)

- 4a) have them recommend areas and start getting auto email from the MLS with new listings as they come up. Just start familiarizing yourself with your target area. You need to learn areas you are going to invest in like the back of your hand. Also start comparing rental prices for that same area.

5) If you decide to do rehab either decide if your going to do a lot of it or start meeting contractors.  

6) start meeting with property managers.  If nothing else get ideas from them and pick their brain about rental areas you are interested in.

7) Put it all together and make it happen!  

Its a lot of fun and can be extremely rewarding both mentally and financially.  Good luck!

I believe standard mortgage policy allows 1 primary mort and 4 investment home mortgages. So really it's 5 mortgages and your ok, after that it's tricky. I currently have 5 total.
