They pour up here in cold SD all winter long.

You may be sitting ok then. I do like @Stephen S. idea of the lien . However, even if they agreed to this it doesn't mean that you will get your money. In SD a lien only lasts so long and then you have to refile a new one. If they are rebuilding odds are they wont be moving out of their new house anytime soon therefore you wont get your money anytime soon.

I would shoot for a higher pet deposit myself.. say $1000. There is a lot of risk with 3 Big dogs.

I dont believe you are able to write it off as an expense. As in write off the whole cost off in one year. This is a bigger ticket item and therefore I believe it has to be depreciated out over the life expectancy of the AC..

Hopefully @Steven Hamilton II will chime in and clarify.

So you will get a premium of $1600 a month. $300 over asking on a fresh rehab for 6 months. In 6 months you will have an extra $1800 and more than likely looking for new tenants.. The new carpet or hardwood flooring may easily chew up all of this $1800.. :/

But like you said its december and if your market is like it is here in the cold state of SD NOBODY wants to move this time of year.

Hmmm. Would it be more beneficial to holdout for someone without pets and even lower the rent to 1250 or even 1200 to get it leased quickly and then do a 18 month lease??? that way when the lease is up you are sitting in a better position as far as the season goes?

Your numbers you have shown so far show promise. Is the current owner willing to finance? This would eliminate trying to go to a bank... Otherwise with 12 units your will be looking at a commercial loan in which your probably looking at a minimum of 30% down. Nevertheless, this looks like it would cashflow nicely.

Wow ! Crazy stuff!

So say you want to sell your place to someone wanting to pay w/ bitcoin for $100,000 you end up getting $98,999.85 ? Unless you leave it in the bitcoin wallet, then its value floats with the going rate of the bitcoin itself?

Very interesting.

I read a little about it.

As far as using it goes, if I am understanding correctly. If you sold a property to a foreign investor via bitcoin would you leave the funds in "Virtual money" or would you cash out back into the ole paperback?

I guess whats your thought of wanting to use it?

Like I said I have only just started reading a little bit about it and to me I would be concerned bc what happens to peoples current money that they exchange for this bitcoin and then some day people go to exchange their bitcoins in for a different currency and the person that made this drained all the accounts and has everyones $$$... Am I missing something here??? Virtual currency??

A quick easy way to find other investors in your area would be to just type in your area "Bay area" etc in the search box above and it will bring up a ton of people in your area. Also (I havent tried it yet) but I heard you can search by zip code . I think that is under the network tab.
