I agree @J Scott . It does irritate me (also a GC) going through the leg work to get people pricing on a job. Over the years I have learned how to screen some of these people out. As everyone knows time is valuable and if someone asks me to do the leg work and give them a price it will be a rough price unless I know they are seriously considering my company for the work.

Anyone else out there with information regarding this? I was told it is pretty awesome but haven't anything about it on BP so it makes me wonder how great it really is???

Definitely talk with someone and figure out the value of this property based off of actual comps the most recent sales. Trying to get the most realistic value will be huge. If in its current condition a realtor thinks it may sell for 100k your getting it for 85 cents on the dollar. Most investors prefer under 70 cents. This doesn't have to mean you have to go by this but most try to use it as a guide.

@Darren Barnett Your in a great position being able to see what needs to be repaired and know what fair going rates are. This will help expedite evaluating your deals. The thing I caution you is don't go overboard and on the same end don't cheap'n rehab costs. Be certain to do comparable materials with 1 or 2 upgrades to set your rehab apart to give you a selling advantage.

Depending on your business model keep in mind the more work your going to do on your own rehabs the harder it will be for you to be finding more deals. I would say read @J Scott book on house flipping .

The big thing you want to be sure to do is get a property at a great price... The closer you pay to retail the harder time you will have selling fast. Be sure to set some contingencies in place such as inspections and or financing. That way you have an exit strategy incase you can line up a buyer fast enough you have an exit.

Without going into details I am shooting for flipping enough properties to increase my cash on had by 150k .

Well @Bill Gulley if I could do my idea (aka if I had your knowledge) I could see someone making a VERY profitable business by hosting an online MLO . You could be stationed where you live currently. Turn around and set up conference meetings with the buyer and seller at the same time via skype or some other system . Go through the whole process, fill out the docs and then overnight the docs and have them sign the docs and have them notarized... Like I said if I had any idea how to do this I think it would help a ton of investors through this headache and could be reasonably priced plus have a huge amount of workload.

Just an idea ;)
