@Asa Ifill thank you for all the great advice! I’m sure you’ll make it to Hawaii one day. If you say it and dream it, you can make it happen. I didn’t do anything special, I just hit the birth jackpot. I knew what my current Huntsville RA told me had to be a little off. He told me he hasn’t seen a 1% deal in Huntsville in 3-4 years. I like your strategy targeting areas just outside of Madison/Huntsville. I’m sending you a PM, can we talk more offline?

Hi BP, my name is Aaron Kawamoto, I'm a real estate investor from Mililani, Hawaii. I recently completed a cash out re-fi, and I'm looking to invest some capital OOS (SFR/MFR). I'm very interested in Huntsville for its stable job opportunities (Red Stone Arsenal, FBI HQ, etc.) and reasonable (*compared to Hawaii) home prices. I understand the Huntsville market is hot right now, so buying a SFR/MFR off the MLS probably will not meet the 1% rule, but would like some sort of cashflow ($200 after expenses if possible). Few questions for any HSV locals or investors out there:
1. Is it possible to get approx. $200 cashflow off the MLS after expenses (including property management and umbrella policy)?
2. What areas of Madison County would you invest in for SFR/MFR (duplex-quad) knowing what you know now?
3. Do you have any other lessons learned you care to share with a newer investor?

Nice to meet you! My name is Aaron Kawamoto, I'm from Mililani, Hawaii, on the island of Oahu. This is the same island as our Capitol City Honolulu, Waikiki beach, and the legendary North Shore "Nobody listens to Turtle...". I'm a husband, father of 2 beautiful girls (21 yrs. & 2 yrs., yeah big gap I know), Federal Government worker, OIF II Veteran, and aspiring OOS Real Estate Investor. Just taking a stab in the dark here, and I know it has been asked before (I don't believe in hi-jacking anyones post, so here I am starting my own). I have seen with my own eyes both good, and bad OOS investors on my island, and I promise I will do my best to treat you city with the utmost respect.
