It is going to be the same as SFRs, you'll probably get some not all.  However you could probably knock on doors for an afternoon or pay someone off task rabbit to knock on doors for an afternoon if you really wanted to.

@Floyd Mcguirk the tax assessor is a bit tricky but doable, I haven't tried the others here, it really depends on what you are trying to do, and of course where you want to set your expectations.

@Adah N. yeah if whoever bought it also is willing to buy off MLS I could easily see an escalation clause like that if it matches what is on MLS.

If you could sell them individually, keep them separated if you couldn't without going to a lot of trouble with the city/ county keep them together

The problem is it is tough to squeeze reasonable 3 bed 2 bath into 900 sqft and if you are adding on that is likely much more than $30k-$40k

It depends on how useful the basement is, is it semi conditioned space? livable space? or a crawl space?  some will add value and some won't, I don't know enough about how these are constructed to comment too much but anything that is equivalent in use to a garage or better should be accounted for.

@Aaron Hale don't make it part of the lease agreement, just hire them to do the work, pay them and then let them use that money to pay their rent, or whatever else they want to do with it.

@Joshua T. I have one on one property but it just came with the house, a good old fashioned lockbox will be sufficient for contractors.
