@Tina Wicks it depends on how often you plan to buy and sell for yourself off of MLS if the answer is 2 or more times per year, it is probably worth it, otherwise not really.

@Rick Rolfe as a alumni of MLK High in Riverside @Nick Robinson is right that that high school and all of it's feeder schools are high quality and people seek them out.  However I have found that most tenants don't seem to care much about school districts and you'll get tenants just as easily in Moreno Valley as you do in Riverside.  

All that being said even the inland empire is not great from an immediate cash flow perspective, but if you are in it for the long haul and/ or total return you can make it work.

No, because you likely don't have the connections, or know what things cost like a good GC does.

@Kristyn Grimes I think you are putting too much thought into an offer that is very likely to be rejected.  Your cash price is more than a 35% mark down off list your other price is still about 25% off list.  That isn't to say that isn't what the house is worth, but most sellers aren't going to accept that.  As for the termites, I'd factor in a tenting, and replacing the siding and trim, it seems unlikely they ate enough to significantly damage the structure but a termite report would tell you that, which if that is the reason they fell out, they may already have a copy of or at least knowledge of.

It depends where you are but $20k is a good target in an inexpensive market.

Get compensation, unless what they are offering is way off, then start exploring other options.

@Wes Rice obviously they aren't providing the lending services you want now, so even if they were the best choice in the past it doesn't sound like they are for your current situation.

I don't know but if it is legal it is probably something you just tack on to next month's rent.

@Brittany Fusco for what purpose?  If you just want to invest hands on experience isn't necessary, but if it helps you then great, go for it.  If hoping for experience to put towards a job then there is no reason not to get paid for your efforts and be somewhat close to the final goal.

Why would you not shop around for the best lender whenever you plan to take out a new loan of any kind?
