@Alex F. Days on market should in theory be more important to an institution, so if something has sat for 90-120 days getting aggressive with an offer may have a higher chance of success, most locations 20% off isn't going to fly though.

@Sammie Xiao I like Francesca Smith with CIG, they don't insure everywhere because of fire risk, but where they do the rates are really good.

@Jeff R. by disclosures does she mean that she didn't get proper notice?  I don't know what disclosures she thinks she wants, maybe this is city specific but, nothing I've ever heard of.  Could also be she wants a statement of condition when an inspection is conducted.  Could be something specifically related to covid along the lines of.... if I get sick it was not the fault of my landlord and I don't hold them liable etc.

Yeah City of Riverside has really run up in the last few years.  Redlands, Loma Linda, and even Colton can be good options but they have less inventory so you have to wait for something good to come up.  The farther east you go usually you have units that are less well maintained or in less than desirable areas, which is all the more important for a house hack.

@Linzey Ledesma I'd focus most on the math you hope to get out of a house hack here and focus on the down payment before going for a realtor, did you have any specific areas in mind?

@Paul Sandhu two people can sleep on a full bed, my parents did so forever, you can offer to do that and they can accept, or decline and figure it out on their own.

Hard to over renovate a 510 sqft condo in OC.  New kitchen, new bathroom, and new floors is really all you can and/ or would want to do, and it may not even be worth it when changing to a rental, location is your most valuable feature there.

@Bonnie Low yeah, GE is especially bad I ordered a cooktop from Lowe's earlier this year and it took like a month and a half to finally arrive, it was a nightmare, find something in stock somewhere if you can.

@Calvin Kwan if fridge is common in your area then ok, but I'd probably still buy new so you have less repair problems in theory down the line.

@Calvin Kwan are you sure?  It is common down here for fridge, washer, and dryer to be provided by a tenant.  I know some places that is not the case, but if you are still starting out it may be worth verifying.
