Hey @Russell Smith, if you didn't already handle this... most people who have changed entity names for the ownership of their property will tell you that the bank never called the due on sale clause. And the vast majority of banks don't. THey don't even have departments to figure this out. That being said, it is getting much more attractive for lenders to get out of low mortgage rate loans!

Hey @Monica Duran I hope you're making some progress with the squatter. I hope you also filed that eviction yourself vs. with an attorney- the city of Atlanta has a much longer schedule for evictions if you file with an attorney (crazy, I know). You can still have an attorney represent you at the hearing and guide you on the paperwork, but just shouldn't have them file it.

Hey @Jabneel Springer I think it's a good path if you go in prepared. I've had one house with Atlanta Housing Authority before. The best way in with them is to go to one of their webinars or orientation sessions and work from there.

Hey @Yash Warke, we use RentRedi. It's pretty good, but we use it primarily because it flows smoothly into establishing payments, maintenance tickets, etc. TransUnion smartmove is OK, and I think Zillow is probably the easiest to get a tenant to do (it benefits them for another 30 days even if you don't accept them)

I've not seen that happen just because of a zoning change! But agree with Charles that any improvements you make can be captured by your tax assessor.

Hey Megan- this sounds like it may be an opportunity. She doesn't sound like a great tenant to keep around. Won't be great for the other tenants if the dog is barking constantly.
If she was out, would you be able to fix up her unit and rent for more? (I feel like rents are struggling in Atlanta right now, but I don't do much in Stone Mountain and I don't know the facts at your triplex).

@Kitty Walker- As an investor, I've refinanced multiple Padsplits and co-living properties (where we go direct to tenant without Padsplit), and I generally agree with your last statement, with some caveats:
- if the renovation is done well, the appraiser may not even say anything that would indicate it is an "abnormal" SFR (has happened multiple times with me)
-the investor may be wise not to make the house crazy- just leave a nice open living room, put double doors on the dining room so it can function as a bedroom now but be easy to convert later, etc.
These were with DSCR loans. The last one was about a year ago, so the capital markets may have gotten more risk averse.
