Hey @David Givens- my best advice is this- do some research on how to avoid having the "veil" pierced on an LLC. If you're willing to do all those things to make sure the LLC is more than just paper, then go ahead and do it. Use a competent closing attorney to transfer title (probably avoid "quitclaim" deeds which void your title insurance). DM me if you want some attorney contact details in Atlanta.

Hey Marc, my best recommendation for a DSCR lender is Dominion Financial. I've done 10+ loans with them and they have the best rates and simplest process I've seen. Sometimes takes 30-45 days to close though (perhaps faster for a purchase vs a refi). Anthony Pace is my LO, great guy. DM me if you want contact info!

Hey Brian, This is an interesting one. It is somewhat akin to a deal I bought in hapeville in April- two small single-family houses and a duplex on one tax lot. I valued that similar to other small multi family, which seems to be trading at about .8% monthly rent to price.

Now, I think that is a bit crazy, because it doesn't come with much cash flow, but I actually bought it at about 1% rule. I'm using the .8% for my ARV after renovations and increasing rents. I start the refi in a few weeks so I can let you know how it goes.

Hi all,

There aren't many in-person meetups yet post-COVID, so I wanted to get people together to help grow our businesses. 

This will be outside, at Blackburn park, BYOB. We will limit to first 30 people. COVID risk is at your own risk, though I'd respectfully ask people to wear a mask if you haven't been vaccinated or had COVID (per recent CDC guidance).

First topic- I will overview the structure I built to enable me to quit my well-paid corporate strategy job and invest full time in single family rentals. My take- anyone can replicate it.
