Kathryn, I know this is a loaded questions but how are investors finding these properties? I stalk clasificados online and all of the worthwhile properties are optioned or out of date on the website. Do you have recommendations on a RE agent who works with investors who don’t live on the island? I’m from PR but live in the US and i go back 1-2x a year. 

you can also use point2point.com that will get most of the sites pulled into one. Also find a realtor to work with, there is no real MLS, so there is a lot of properties that are just on agent sites. We found one this morning scrolling through Facebook and ended up going under contract on it.

Brad,

Much like properties in Miami, Rincon is also elevated in their home pricing. Remember 80% of Rincon is Gringos, so you will find some of the higher prices on the island there. 

When you buy land, be prepared to pay EVERYONE fees, stamps, etc... its a long and expensive process, but if you find the right property it can be done. Remember you are in a hurricane zone, so any modular prefab do not really exist on the island, so you would have to import them (if you are talking about trailers).

Coamy is not much there. You can rent long term, but short term rentals would be hit or miss. do some homework on that market. Most people would chose to stay in Ponce if they had the choice. 

Also be aware of the southern area near ponce, that is where the earthquakes are often felt and the most damage occurs.

I would be very careful moving forward. Talk to a lawyer smart in this. The last thing you want is to be caught up in some heir laws.

 Of course! I've worked all the island. You just need some contacts to help you find what you're looking for. I know the territory and it's really hard to find agents that work with investors because they have been burned out before and because of this, some may charge a fee (we don't). The other day an agent wanted me to help her because after 11 attempts she couldn't get in touch with any local agent.

 I say it all the time, "if you want to be successful in PR, all you have to do is answer the phone"

 That is the great thing about PR. you can invest 10-15 minutes from the beach and be in the mountain. IF you can find one with a great view, even better for monthly income.

the bad part is that monthly rentals means finding someone with a steady job to cover rent. Right now that is something residents are struggling with. This is why the BNB market is so big at the moment.

 It all depends but it can be true! Do you have any connections in Puerto Rico? You can focus on relocation or Airbnbs

 Yes, we are connected in PR. We have BNBs there and a great team in place.

We rent on the west side and doing great. Rates are where they should be and most of our bookings come from Airbnb or booking.com.


we have not have any vrbo guests yet.

We are not living down there yet, but we will be by the end of 2021. We have property on the island and are down there 4-5 times a year.

we are very interested in getting down to the DR market. mostly the tourists areas to have a vacation rental. DR is a fun place, but much like anywhere else in the carib or latin America, it can be a bear to get any business done.
