There are only a couple RE Agents from PR on this forum. you would be better contacting them directly from their listings on point2point or classifados.

Yes, the bank is not hard to work with. The goal is to try and present a few options to the seller based on what he needs out of the deal right now, tax treatments, long terms goals, etc

I am looking at a place that is set up for 9 rooms (units) that is used for STR. This place interests me, because it comes with a liquor license.

property is listed at 1.4M. 
- 8x 1bed units
-1x 3bed unit
-Used for STRs
-Needs repairs, I venture to say 200k (install pool, paint, split units, etc)
-Can negotiate liquor license with property

Bank Finance
- 1.4M with a down payment of 280k
-NEG: leaves no cash to do repairs

Seller Carry back
-Bank note half or less $500-600k
-Seller carry back $500-600k
Pro: leaves me with cash to make repairs 

Other thoughts? I meet with the seller again Monday.

Condado is a great location, yes it is saturated with BNBs and the prices continue to go up. The west coast is also saturated in Rincon, Cabo Rojo, and Isabella. 

It will take a while, but you can still find turn key deals if you look hard enough. The best bet is off market diamonds in the rough. 

Good luck. I am down here now doing maintenance on our place on the west side.

its a 7 unit. two buildings. 2x3bed, 3x2bed, 1x1bed, 1xstudio.

we planned to invest more in Colorado, but after all the BNB laws, rising prices, we opted to take our capital elsewhere. Although our BNB does well here in town.
