that is a beautiful island, so is Culebra. Anywhere on the island is beautiful. it just depends on what your goal is for the property. Just know going into it, that everything is 10x as hard to do as it is on the mainland, especially with COVID. it takes half a day to wait in lines at Home Depot. God forbid you have to make two trips.

We just closed on a beach villa on the west side. COVID made everything twice as hard as it normally is down there. We will return in a couple months and finish furnishing it for a bnb rental.

Kevin, this is not true, you can have multiple VA loans. I believed they also lifted the eligibility cap this year, so you are not restricted on how much you can spend on the next VA loan.

Another option is a few multi zoned split units.
we opted for a portable AC in our rental unit, as it was $400, rather than the $6k they wanted for a AC system mated to the furnace.

hyde park, or anywhere in South Tampa is a great spot....you will pay for it though. if you go north of the 275, west of the river, you will find better prices and an improving area.

-you will have to use a bank or credit union that has a physical location on the island.
- It takes roughly 60+ days to close. roughly 30 days for the bank, and 30+ for the municipality to sign and stamp.
-hire a lawyer.
-understand the heir laws
-there is no MLS, so use sites like point2point or realtor websites
-dont expect quick responses from anyone
-everyone has their hand out. you will pay for everything at every turn
-closings are more expensive, see my comment above.
-rincon is super expensive. Investors own most of the properties near the coast, so dont expect deals.
-days on market makes no difference in PR.
