where there are jobs, there are people who have money to rent. where there are no jobs, I would stay away from. outside of that, its personal preference.

get on next-door.com then search handyman. this will give you a list of handymen that your neighbors have used with success. normally that guy will be in the local area (which is what you want).

I don't see this as super helpful. Most locals don't want mainland investors coming to the island and displacing people. If the Governor wants to help, he needs to create a climate of jobs, and unity back into the communities. all he mentions about capital gains and tax incentives don't do a thing for the locals. 

The government needs to stop giving hand outs, and put people to work. this will incentivize the people to do more again. this will also bring in taxes to build things like roads and repair infrastructure. without giving people purpose, he is creating a economy of dependancy. its sad. 

lastly, who cares if there is new housing, if locals are not working. if they are not working, they can't buy or rent these places.

I don't section 8 my properties, because I want them to gain in value and the neighborhood to be better. sure its easy money from the government, but its not in our business plan.

once you know who those people are that can't provide intent. then you just don't answer their calls or emails. the bus stops every 15 minutes and someone that is ready to buy will get on/off.

if you offer a quality product at the right price, you should only be vacant in your turnover month for LTR. hold back the cost of a months expenses from your income. we held back 6% per month for vacancy.

STR we don't account for vacancy, because that is the name of the game. understand your break even days, additional hold back expenses, and then calc cash flow.
