 I am not a fan of recasting. you are just shifting funds from liquidity to equity. 

so for instance, you have 10k in your bank account, and decide to recast, you now have 0 in your bank account and save $XXX a month in a mortgage. If your goal is to pay that property off, then you may or may not want to recast. 

recasting does not save you any money, it just lowers your monthly payment. 


lastly, never pay to recast, if you have to pay, its not worth it. Just pay your note regularly.

its tough to say. We are close to being at the top of hte market. If we go much higher, then housing is affordable to both owners, and investors. 


I have not sold, because i am in it for the long term, and my airbnbs will survive if we top out or plateau.  


In my opinion, i keep an eye on interest rates. If rates go up, then prices will level off, or come down some. This is because people can only spend what is in their budgets. if rates go up, then houses already on the market will sit longer days on market, and in turn my see a price cut or two to move them.

remember government workers are inspecting if they even inspect. The ones i have dealt with are pretty laid back.

buy low, sell high. right now tampa is high, artificially high due to low supply and high demand. you cant go wrong selling, plus you would not get hit with capital gains tax if you are living there.

i understand the roof age, the instalation, financing, opportunity costs of financing, depreciation, break even, tax credits, etc...

I was asking if anyone else has done it, and their thoughts.

In florida we are only authorized the 30% tax credit.


I have done the homework on the roof and all the other items, such as financing, warranties, etc...

10-12 years break even is just still a little too long for me.

Has anyone done the analysis on solar panel systems for  their STRs? I am looking at solar in Florida for my STRs, since i pay the electric bills, i was looking at solar as a way to cut expenses.

looking for anyone's experiences with it.
