your insurance company will be able to tell you whether you need flood or not. your policy will also have a hurricane rider attached to it. 

you can check out the FEMA flood maps if you have any pointed places you are interested in.

the Short Term Rental markets along the coasts are pricing themselves at the top of their markets and some are starting to reach a point of market saturation.

The tampa area will be hard to find properties for 150k. you will need to look on the outskirts...valrico, ruskin, etc..

HOAs in tampa will usually cut into any cash flow for rentals. 

unfortunately you are coming in at the top of the market, so trying to cash flow properly is going to be tough. you will just have to really look for a deal.

I grew up down there. it was rough back then, I am sure it has changed a lot. Florida City, Goulds, and a couple other places down that way were no-go zones. 

I would not invest there with the keys in mind, as its a different market. Anyone going to the keys will live there, or pass homestead as a gateway to vacation in the keys. 

use the calls here and run numbers. talk to some real estate agents, property managers, etc... and get an idea of what is hot and what works at the moment.

My advice is to stop paying for adult kids, because it just keeps them dependent and you will never retire. 

you can BNB the condo and make cash flow on that. if you can BNB your NY home too, then that's not a bad idea. just block the time you are there and then monetize it while you are away.

IF you guys are only talking to a CPA during tax season, then you are already behind the power curve. You should be doing tax planning for your current year and future years with your CPA.
