There's no way you can guarantee that appreciation. What is guaranteed is that you will be feeding this house cash month after month. Are you ok with that?

I'm not a lender, but I would assume not. It is not realized. Ask yourself this. If you had a $20k repair, where would the money come from?

It sounds like this is all of your cash. I would recommend to do nothing at this time. Put it in a savings account, educate yourself, come up with a plan and execute. Know the difference between investing and speculating.

Leverage can also work against you. What will you do about reserves?
What will you do when there's a downturn in the stock market? If you're making good money in the market by trading, why not keep doing that or play with more money? It's just zeros...
Good luck man. Just make sure you cover your *** with reserves.

Don't take this the wrong way, but you need to make some sacrifices. I personally wouldn't consider REI until my personal finances are in order. Eliminate that credit card debt. Lower your rent (get roommates). Get a cheaper car or get rid of it. You basically work half the year to pay for crap. Your savings rate is the most important factor.
