I wouldn't take that much risk for $840 a year.  One hiccup and you're in the hole - big time.

Stick to REITs if you want to go down that route.

Assuming your personal finances are in order (emergency fund, etc), I would keep it as reserves and keep building up the cash pile.

I prefer online income over REI. It's a lot less complicated and you can sell to anyone in the world.  I buy RE with the income I make online.  I work on my online business less than 2-hours per week.  

Get creative.  The link below is a business that sells potatoes with messages on them.  It's not rocket science.

Get on a plane and visit your potential property.  Don't just look at your property, but look at surrounding properties.

What if your neighbor has junk cars in the yard?  What if there's a trap house three doors down?  What if you buy the nicest house on the block?

I would wait until you have enough capital.  If you just have to borrow money from your parents, I'd suggest asking them for cash they are willing to invest.  Make sure they understand the risks.

Don't play with their retirement money.

I'm sorry for your loss.

I would recommend putting the $100k in a savings account and turn the house into a rental. Then, start educating yourself on investing in general. REI, index funds, etc.

I would want more than 6% cash on cash ROI.

You can get more than that in the market by doing nothing more than pressing submit and forgetting about it.

The original poster asked about investing, not speculating.  46% in five years?  I doubt that is correct, but if it was I would take that all day long.
