I think this is all about personal preference. Can you do a little bit of both? Are you contributing to a Roth IRA (withdraw contributions penalty free)? How passive do you want to invest? You will need to consider a lot of factors.

I personally like taking advantage of these accounts and then invest in RE when those buckets are full.

I completely agree with @John Jacobus.  Pushing yourself to the next level is key.  

Now, only if I can get out the door for a quick 10k run in 12*F.  Training for a 50-mile run in 2019.

Do not cash out your 401k.

Figure out how to save or make more money to apply to downpayments.  If you rented your home, where would you live?

Generally speaking, go back to school and finish.  You have clarity on what you want in life.  But, you asked how to be productive right now.  You never know who you will meet in school that can help you in real estate.  Life will happen, so knock the education out early.  Good luck on your journey.

I would expect to pay at least $2,300/month in rent. Of course this is dependent on where you live, washer/dryer in unit, etc. I would hate to buy, move from NYC and the HOA board tells me I can't sublease my apartment.

You can make money on RE in NYC, but I believe the general consensus is your money will go further out of state.

How much money do you have in the deal?  Can you rent it out?  Do you live in this house that you own free and clear?  How much do you think you can sell this house for?

Do some research on the reviews of this turnkey company before calling them.  For example - If it's Morris Invest, don't even waste your time calling.  

Due diligence is key.

Do you have access to a 401k?  If so, you can decrease your taxable income by $19k in 2019.

Fix it up nice and see if you can do Airbnb for more cash flow.  In all, I think it would be a great learning experience.  Go for it!
