No, but I would be open to it.  

Maybe Christmas 2019 if they resign their lease during the summer of 2019.

  1. Clear existing debt 
  2. Build emergency fund
  3. Max 401k - low-cost index funds
  4. Max Roth IRA - low-cost index funds
  5. Start a side hustle
  6. Funds from side hustle to buy RE
  7. Funds from RE to buy more RE
  8. Rinse and repeat step 6 and 7 

Live below your means and don't get caught up in the lifestyle creep.

Do you have to move out of your parents house? Can you purchase a rental property and still live at home? Nothing wrong with renting where you live and owning what you rent. To put things in perspective, my mortgage on my SFH rental is half of what I pay for rent in Brooklyn, NY.

@Hank Keller - Great advice.  I think everyone has convinced me it is ok to pursue another turnkey since it aligns with my immediate goals.

I personally focus on minimizing capex. A good cash flowing property has low capex and infrequent tenant turnover. 

I totally agree with this.
