I think you answered your own question here.  Focus on making more money and learning as much as you can until you can purchase RE.

If you go the REIT route, I would suggest looking at something like Vanguard Total Stock Market. REIT's represent about 2% of this low-cost index fund.

I think there are a few reputable true turnkey companies out there.  Personally, I used Memphis Turnkey and would use them again based on past experience.  With that being said, how much of the $70k will you allocate for real estate?  You mentioned you are graduating soon.  Will you have loans to repay?  Is this your life savings?  How much cash reserves will you set aside?  There is a lot to consider.

A savings account.  Don't overthink this.  Focus on your savings rate vs. where to save.

I own a OOS rental, but the property management handles all of that.  Background checks, showings, etc.

If property management is not a option for you, do you have someone you trust in your market?  Can you pay them to show the house for you?  Are the current tenants moving out at the end of the current lease?
