I think you should do your due diligence on investing vs. speculation in the stock market.  The stock market is for people who value their time and are good with math, or both.  

You spent less than 20-hours of work and you're ahead $76k.  Can you do that year after year for decades?  If so, you will not be on BP much longer.  Instead, you will be sitting by the ocean on your private island somewhere.

It is possible, but not very probable.  A building like the one you posted is easily high 7-figures or more.

You need cash and lots of it.  Then, you will compete with all cash buyers.

A very, very conservative asset allocation between Vanguard Total Bond Market Index Fund (VBTLX) and Vanguard Total Stock Market Index Fund (VTSAX).  

Then, I would enjoy craft beer, coffee, family and friends.

I am from LR and recently bought a SFH there. Do your research around:

-  UAMS Med Center

-  Children's Hospital

-  Baptist Hospital

-  St. Vincent Hospital 

-  Univ. of Arkansas at Little Rock

-  Midtown area

You should also visit the city for a few days to wrap your head around the market.

I understand that BiggerPockets is geared toward REI. But, how many others out there also like paper assets (equities, bonds, etc.)? I personally do not try to time the market and only stick with low-cost index funds. For example - Vanguard Total Stock Market Index Fund (VTSAX). I am starting out in REI, but I have a hard time imagining not maxing out retirement accounts available to me (403b, Roth IRA, etc). Does anyone else struggle with this?

People at my full-time job make fun of me for having a bag full of coins to purchase coffee, snacks, etc.  I laugh with them, but I'm really laughing at them.

I would rather have a higher liquid net worth.  I think it depends on your risk profile.

This post would be a lot different if you purchased a property four years ago.  If you have your financial house in order and have done your due diligence, make a move.  Don't let eight years of studying happen while waiting for the next correction.

I am just starting out myself, so take what I say with a grain of salt.  

If you are just starting out with no proven track record and have none of your personal money at risk, why would someone lend their money to you?

I would suggest putting some of your money to work and build up a fix and flip system that you can show to potential investors.
