@Soomin Kim - I think it really depends on your situation. For example - you may want to hold X% REITs in paper assets. Or, you can buy a rental with cash that's X% of your portfolio. Or, you can just not include rental properties in your portfolio, because it's really considered a business.

@Soomin Kim - I agree with @Ian Ippolito. Take a look at your entire portfolio and see how much you want in real estate. Also, if you currently hold any S&P 500 or total stock market funds, you are already exposed to REITs.
For example - Vanguard Total Stock Market Index Fund (VTSAX) is made up of ~ 2% REITs.

One should choose a asset allocation, pick low-cost index funds, stay the course and ignore the noise. A employee benefit plan is a tool to do just that. And that is truly passive.

I have no experience with flipping, but I am in the process of purchasing a rental property in Little Rock, AR. As you know, NYC is just too expensive.

Not enough info.
I would not make any quick decisions without a plan. Keep it in cash until a solid plan is in place.
