@Stacey L. Scott - I would focus on gaining employment to meet your immediate needs.  For example - bills, savings, education, etc.  Build up a nest egg and then get into real estate.  In the meantime, you can get credible education on the internet.

I recently purchased my first turnkey rental and found out that is common for tenants to bring their own washer and dryer.  I have a tenant in place that brought their own.  I do agree with @Bryan Devitt.  Give them as few things to break as possible.

@Diego Navarro - I would suggest learning as much as you can and keep socking cash away until you are ready. At your age, taking advantage of other investment vehicles (401k, Roth IRA, etc) that you may have at your job can really work into your long-term plan. Keep at it.

Invest in low-cost index funds.  Understand tax efficiency.  I agree with @Dmitriy Fomichenko.  You cannot go wrong with Vanguard Total Stock Market Index Fund (VTSAX).

I would probably allocate X amount to RE and the rest in a solid mix of paper assets.

We should also consider how active one wants to be with their investments, how well they want to sleep at night, etc.  

Personally, I like a mix of paper assets, real estate and business.  I'll work with all three instead of focusing on just one.  For example, I'm using side-hustle money to purchase real estate and W-2 money to purchase paper assets.  Rinse and repeat.
