How long will you continue to receive $1mm per month?  

Let's assume you will net $1mm per month for 12-months.  That is $12mm in one year.  Live below your means, allocate some cash to paper assets, real estate (lending) and business (startups, or whatever).  

Most importantly, go live your life.  You have won the game.

I also do this, except with money I make outside of my W2 income.  All of my "side hustle" money gets funneled to my RE account.  I give myself enough room for 20% downpayment and 1-year reserves.

What part of NLR did you purchase in?  Also, what turnkey company did you use?

It sounds like you should take a look at your entire financial picture before you purchase a rental property.  When do you plan on retiring?  How much cash do you have set aside?  Be very, very careful.  

34 now.  

One property under my belt.  Working on property number two by age 35.  

Seminars are very, very valuable...

Just ask the person collecting your debit/credit card number to sign you up for the program.
