Welcome to BP Adam!

To start, I would literally search "house hacking" in the search bar above. Just learn everything there is to learn about multifamily investing, house hacking... etc. You should even learn a little about other investment strategies just to make sure that you found the right approach for your business. 

In addition to educating yourself from a business standpoint, you want to learn all there is to know about your target area. Find out what the SFR and MFR market is like.

Lastly, keep up what you're doing! Keep writing out plans (both short and long-term), goals and HOLD YOURSELF ACCOUNTABLE! Its great to put our aspirations on paper but if we're not out there doing things DAILY to reach those goals we set out, they're just words on some scrap paper.

I just completed my online course requirements in NY using Realestateexpress.com. I'd have to say the overall experience was pretty good and I feel pretty prepared for my state exam next week. Check out their site and see if they meet the requirements for Texas.

Hello Quincy,

I would say perhaps the best way to meet people who can help you out in your quest for information, mentorship, and maybe some hands-on internship experience is to get out there and meet some locals at REIA meetings. You can look these up in the events & happenings/networking section of BP. Further, I would check out meet-up.com for news on local REI meet-ups.

Now aside from just attending, you want to have a clear idea of what EXACTLY you want/expect from this business. Know what your goals are and know what your motivators are (aka your "Why"; as in "Why do I want to pursue this route?").

There is a ton of information on the blogs, forums and podcasts regarding wholesaling and I recommend you check it out to get a better grasp on your own goals. (Listen to podcast 81!).

Good Morning Randy, Dont be so hard on yourself. Might seem humiliating to you but it's pretty brave to share what we perceive to be embarrassing info. As far as the deal that never was, I wouldn't give up just yet. It sounds like you have a grasp on what property is worth in the area and if she is indeed that far off with her demands, the property wont sell. Even if they do sell at those asking prices, BE GLAD IT WASN'T YOU! Better to pass on something than to commit to a deal that doesn't work financially. I would give her a call or drop by every now and again. Establish a rapport and see where it goes. You never know! Good luck! -Abel

The student loan debt crisis is yet another crisis swept under the rug in this country. Our nation's debt is the main reason why state and federal funding for colleges/universities has been cut significantly. So as all the expenses associated with running these institutions increases, the demand for funds increases. And if the state and federal governments cant afford to keep up with these expenses, guess who gets stuck with the bill!!??.... STUDENTS!!...

Just to touch on what Ben Leybovich mentioned, knowing yourself and your goals will be vital in determining your strategy. You should reflect on all that you've learned about REI thus far and ask yourself what you want from this business: Are you looking for a quick buck? multiple transactions that'll increase your capital reserves? Looking to acquire assets that will help you save for retirement at a faster rate than you are currently saving? ... Etc... The good thing is that you definitely came to the right place to help you answer these questions for yourself. Check out some of the podcasts and blogs. Also, @brandonturner wrote a book on investing with little or no money down. So that could prove to be helpful to you as well. Best of luck to you! -Abel
