I have a question for all real estate investors. Why do you guy/girls think rookie investors give up and or fall off the this business??

@Christine Glasner I would say to not touch is with a ten foot pole unless your are going to low ball on the land and bulldose the house down from what you are saying.

Sounds like the plan you have is pretty solid. I think the Duplex idea might be more profitable idea in the long run in my opinion. The reason I say that is because at two units for the right price you have a larger margin for profit. I guess it all depends also what the demand is for in your area, is there is more demand for SFR's because there is families looking for rentals? or is there more demand for 1/1 & 2/1 units like a duplex can offer? Pretty much whatever gives you a lower vacancy rate and makes your first land lording experience a lot smoother. Hope it helps.

Hey @Aroldo Villarreal . Sadly your not the only one that has happened too. I had the same thing happen to me with a different "educational" company then realized I was actually learning more on my own just by googling things and Biggerpockets and reading of course then I came to the realization that I was ripped off. I am a firm believer that it is important to make the best out of every mistake and find the lesson behind it so the bottom line for me was, I was totally ripped off yes but if it wasn't for that rip off and my desire to learn about real estate investing I would probably never came across a great website like Biggerpockets and know what I know now. It is all part of the learning process and with time the knowledge you gain will offset that expense. Hope it helps.

Hello @Scott Thompson

I think @Wendell De Guzman is on the money on how each category is different.

To add to that I think 3/2 are more profitable because it attracts families for tenants. Usually I think these people will take more care of the home and will be more responsible as far as paying the rent and all that good stuff. In addition to that if they chose not to buy a home or are unable to if they like the home they are likely to stay there for a really long time. Hope it helps

@Reginald Glover I would say that before you put it for sale do some research and find some comps in the area to see if your market will support for you to rent your property and have some cash flow. Do some research and you will be surprised what you will find out. Also look what is the demand for your type of house that may also help you determine what decision you are going to take.
